What this does
Enter a handful of loan characteristics — FICO band, LTV, purpose, occupancy, property type, loan amount, and lock period — and get back a stacked ledger showing how the base price became the final price. Every adjustment row names the grid it came from and the exact cell that matched.
The output is a ledger, not a number: "base 100.500; FICO 680–699 at 80.01–85% LTV −1.500; cash-out refinance −0.375; … = 96.250". Every row is checkable by anyone holding the same published grid.
How it works
- Enter your loan characteristics — FICO score (or band), LTV, purpose, occupancy, property type, loan amount band, and lock period.
- The calculator looks up each characteristic in the published Fannie Mae LLPA matrix and finds the exact adjustment cell.
- Adjustments are stacked per published order — FICO/LTV first, then purpose, occupancy, property type, loan amount, and lock period.
- Each adjustment is displayed as a line item with its grid reference and effective date. The total sums everything to a final price.
